First of all, that overhead picture of the estate looks like it’s straight out of a fairytale.  It’s beautiful, and it’s probably the most expensive listing that I have found so far that has a last sale price that’s higher than the current listing price.  Since this home’s first listing the price has been cut 2.6 million, but I think it’s still way out of reach for mere mortals.   It should be interesting to see what it finally sells for.

This is a short sale with a view of the ocean in the unincorporated coastside town of Moss Beach.  There aren’t that many people there I think.  One of my coworkers just moved there, though, and he it takes him about 30 minutes to drive to San Mateo.

I see another agent trying to freshen up a listing here.  I recorded this one in my April update. At that time it was only $95k off.  Clearly it was too expensive because now it’s another $95k cheaper.  So I would definitely  sit tight for another two months, and see if it’s another 95k cheaper.

Comments:  This one is on a weirdly shaped lot that’s pretty large.  I can’t believe it sold for over a million dollars.

Comments:  It seems like condos are not very good investments.  This one is $10000 under its 2001 price.  I guess it is coastside, but it is still a pretty nice place.

Comments:  This is a house pretty close to where I live.  I would buy it if it were $350k or so.  I guess it might happen in a year or so if it drops at the same rate.  This one has an assessment of $900k still.  That  means an instant equity of $350k!

Comments:  Holy crap, a $660 HOA.  That is more than the rent I paid per month when I lived in San Carlos!  This is one of those rare listings that has rolled back to 2003.

Comments:  Here’s a highlight from the last report.   Okay, so this one is in East Palo Alto, but it just got a new price cut and now the listing price is lower than its 1999 sales price of  $230,000!  Considering inflation and such in the last 9 years, $230,000 in 1999 is worth considerably more than $220,900 now.   We will see if this happens in the rest of San Mateo!

Comments:  This is currently the cheapest single family home in the city of San Mateo by price.  It is pretty ugly, though.  I am pretty sure it is a foreclosure because the last price was from January of this year and it is higher than the listing price.  It is down 200k from its price in 2005.
