Now he lived in it for  a bit over 3 years before doing another refi.  This time it is a cash out refinance because the amount borrowed is $300k.  This time it is from Indymac:</p>

<p>Yup, in this final refinance he took out another $242k.   Then finally the home was foreclosed this year.  So at least he enjoyed the house atm for almost 10 years and took out over $300k.  Here is the funny part, all the banks he dealt with are dead except for Bank of America.  I guess  it sort of makes sense, too.  I don&#8217;t think this guy lost much since the money he took out was tax free and he didn&#8217;t really have any equity in the house anyway.  The last bank definitely lost the most on this series of refinances, but I guess they have <a href="http://ml-implode.com/imploded/lender_OptionOne-H&amp;RBlock_2007-12-04.html">&#8221; imploded&#8221;</a>.</p>

			<content:encoded><![CDATA[<p>It seems that commercial properties are not doing well in the current climate because many commercial loans are quite short term and developers and property owners often have to refinance their loans to pay off older loans.  One large property owner in East Palo Alto is Page Mill Properties, and they own around 1700 units in the city.  The latest news is that they have not paid <a href="http://www.mercurynews.com/peninsula/ci_13244398">Wells Fargo a $50 million balloon payment</a>.  Additionally, the city of East Palo Alto has been suing the company for raising rents and evicting tenants.</p>
<p>Could this mean that many more apartments will come up for sale soon?</p>

<p>Basically, the price on this house was lowered all the way down to $388k at one point, and in April the seller decided to jack the price up $460k.  I guess they really believe that the bottom has been reached.  In actuality this home is listing for twice the price per squarefoot as other EPA homes.  All I can say is good luck.</p>

			<content:encoded><![CDATA[<p>Apparently, city officials in Menlo Park are planning to<a href="http://www.sfgate.com/cgi-bin/article.cgi?file=/c/a/2009/05/05/BUHJ17ED9B.DTL&amp;ref=patrick.net"> spend $1 million to prop up prices</a> in East Menlo Park.   The basic deal is that they will find delinquent homeowners and help them negotiate a refinance with a local bank.  The city will pitch in 30% of the loan amount, and the homeowner has to pay the mortgage on the remaining 70%.  When the home sells the city will split the appreciation with the homeowner 50/50.  Supposedly East Palo Alto is considering something similar.</p>
<p>I personally go to East Menlo Park a lot for this restaurant called <a href="http://www.yelp.com/biz/back-a-yard-caribbean-american-grill-menlo-park">Back A Yard Grill</a> .  They really have the best jerked chicken, but that neighborhood is not somewhere you want to be after dark.  The houses there are definitely not worth the 600k to 700k they sold for in the peak, and using public funds to keep prices that high seems pretty ridiculous.  What do you think?</p>

			<content:encoded><![CDATA[<p>Redfin just posted a good data crunching post <a href="http://blog.redfin.com/sfbay/2009/02/biggest_discounts_february_update.html">here about the Bay Area cities with the most discounts</a>.  Guess which ones are in the top ten?  Burlingame, Redwood City, and Foster City all made the list.  This is not surprising because these areas are very overpriced for what they are, and the people that live in these cities tend to think their homes are worth a lot.</p>
<p>Interestingly enough, East Palo Alto and Daly City actually made the list for least discounted.  That is probably because most of the listings in these cities are  bank owned and so the starting price tend to be very low.  The report mentioned that East Palo Alto actually had homes sell for above asking, and I&#8217;m not really surprised because there are decent single family ranchers selling for under $200,000 now in East Palo Alto.  I&#8217;ve been to that city many many times, and some areas are not that scary looking.</p>
<p>So the lesson to sellers here is that they should not overprice their homes.  If they don&#8217;t hold on to unrealistic expectations of what their home is worth then they might sell their homes quicker.</p>

<p>This 9 unit apartment building in East Palo Alto is selling for below its 2003 price.  The capitalization rate is almost 8% according to the owner.  Unfortunately investment property loans are still pretty expensive now and unless you would need more than $300k for this purchase to be a non-jumbo loan.  This could work out for some investor with a lot of cash and experience in property management.  The property&#8217;s location is not optimal since it is practically on the 101, and it is in East Palo Alto, which has a bad reputation.  Recently East Palo Alto has become more gentrified, and perhaps in 20 years or so it would catch up to Palo Alto and Menlo Park? Anyway, this has been on the market for over 4 months, and it could sit longer unless the Feds decide to help out the commercial real estate credit market.</p>

			<content:encoded><![CDATA[<p>These couple months have been quite crazy for me personally and for the financial markets as a whole.  I started this series on troubled home sellers about a year ago, and I am surprised that I am still keeping track of these somewhat depressing statistics.  Anyway, here are the numbers for September.</p>
<p><strong>City of Atherton </strong></p>
<p>Atherton currently has this home at <a href="http://sanmateore.dreamhosters.com/2008/09/486-walsh-rd-atherton-ca-94027/">486 Walsh Rd </a>listed for $175k below its 2000 sale price.  Its 2006 sale price is much lower, though.</p>
<p><strong>City of Belmont</strong></p>
<p>Now there are 8 properties in trouble in Belmont and that isn&#8217;t too big of a difference since last month.  One new property is at <a href="http://www.redfin.com/CA/Belmont/1222-NORTH-Rd-94002/home/2055160">1222 North Rd</a>, and another property at <a href="http://www.redfin.com/CA/Belmont/2824-MONTE-CRESTA-Dr-94002/home/2057961">2824 Monte Cresta Dr</a>.  just reduced its listing price for $100k, making it below its last sale price.</p>

<p><strong>City of Brisbane</strong></p>
<p>Brisbane&#8217;s number is down to 5.   There is nothing really new in this city.  Very few new listings were put up.</p>

<p><strong>City of Burlingame</strong></p>
<p>Burlingame is holding on to 5 troubled properties.  All of them are above the $1 million mark.</p>

<p><strong>City of Colma </strong></p>
<p><a href="http://www.redfin.com/stingray/do/printable-listing?listing-id=1581173" target="_blank">531 B St</a> was finally sold in September after being on the market for nearly a year.   <a href="http://www.redfin.com/CA/Colma/528-B-St-94014/home/2051819" target="_blank">528 B St is still on the market and suffered a $30k pricecut in September</a>.</p>
<p><a href="http://www.redfin.com/CA/Colma/321-HOFFMAN-St-94014/home/1139079">321 Hoffman St </a> is now pending with release after being relisted in September.</p>
<p><strong>City of Daly City</strong></p>
<p>The number of troubled properties in Daly City is now 166, and that’s a decrease of 21 from last month.  It seems that a lot of properties sold in August, and that corroborates <a href="http://ap.google.com/article/ALeqM5jYhsxaJOLCURko2JR8R6NUDHRW2wD93MCMI00">the news today that home sales numbers went up.</a>  The biggest loser of September is <a href="http://www.redfin.com/CA/Daly-City/185-Belcrest-Ave-94015/home/2003910/sfarmls-347635">185 Belcrest Ave</a>, which is down more than $270k.  Another home of note is 467 Winchester, which is down more than $320k.  This reappeared on the market after it went off so it is a relist to freshen up the listing.</p>

<p><strong>East Palo Alto</strong></p>
<p>Following the trend in Daly City, the number of troubled sellers also went down in East Palo Alto.  Now there are only 81 troubled sellers.  One listing of note is <a href="http://www.redfin.com/CA/East-Palo-Alto/1511-Kavanaugh-Dr-94303/home/1617346">1511 Kavanaugh Dr</a>.  Supposedly this sold for only $1000 on 8/12/2008.  I&#8217;m not sure if that is a mistake or if it really sold for $1000.  Another listing I noticed is <a href="http://www.redfin.com/CA/East-Palo-Alto/2390-Dumbarton-Ave-94303/home/2029931">2390 Dumbarton,</a> which suffered  a $300k pricecut on 9/11/2008.  That&#8217;s a truly amazing pricecut on a house first listed for $496k.</p>
