In any other place, this is just a post war rancher that will probably sell for $200k or less, but here in Burlingame it’s $1.298 million. There doesn’t seem to be much to justify this price. The current owner took out a $960k adjustable loan in 2005, and perhaps it’s adjusting soon. Anyway, this home is overpriced even for Burlingame. A comparable property that’s larger than this home is at 1641 Albemarle Way and is around $300k less. Both properties have open homes this weekend on 1/25 from 1pm to 4pm.

This is a large home that’s a short sale. It seems that the previous owners really lucked out because they bought it for $723,000 with a conventional 80% loan and then sold for 1.26 million to the latest owners. I guess there are winners and losers in everything.

I absolutely love the realtor’s description of this listing: “Ideal for trades person or contractor. .. try the fha rehab loan to make this a true castle that will fit the entire kingdom! Large lot has room for a boat or RV also!” I’m not sure what kind of kingdom that would be, but I guess everyone needs a dream.
It is currently owned by Greenpoint Mtg Funding Inc and there will be an open house this Saturday 1/24 from 1pm to 4pm!

Something must be wrong when you try to sell a house that’s “70% finished”. Anyway, I looked up this property on PropertyShark and it showed that it is owned by “Ghafouri,Paymon & Velecia T “. The name Paymon sounded really familiar so I Googled him, and what do you know, he is a Realtor in Redwood City and I have been to his website before. It seems that he took out a construction loan in the amount of $760k in 2006 to build this big mansion in Belmont, but now the work isn’t being finished. Not sure what the story is there, but it sure seems funny to list a shell of a home for over $1 million.
San Mateo County median home prices dip to new low of $537k
Dataquick just released its new statistics for December 2008 with a full article about bargain hunters. I like that they are adding some commentary to their stats now. San Mateo’s median sales price slipped to $537,000 compared to $770k in December 2007 and sales are still 7.1% down from December 2007. Usually December is the worst month for transactions so it was expected that prices would be down. However, you can see a correlation between the sales pace and the median prices. The areas that are hardest hit with price reductions are seeing the most gain in sales. The expensive areas like Marin, San Francisco, and San Mateo are still seeing sales declines, which means the price has room to fall.

Another short sale in South City. This is a fairly new listing and the pictures look decent.
