Comments: This listing is pretty interesting to me because I used to live in that complex. It’s a nice area on the top of Brittan in San Carlos, but the condos are pretty old. When I lived there in 2005 these condos were selling like hotcakes for ridiculous prices in a matter of days and the real estate agents delivered the sales notices to every condo as a way to gloat or something. I lived in the 3 bedroom version with 2 roommates and paid $650 in rent per month. So I’d say it’s much more economical to rent these condos.

Comments: This is such a good example of following the market down. Apparently the sellers listed this puppy last year hoping for a profit, and now it is a short sale after 413 days on the market.

On this blog I have featured quite a few properties that have been on the market for a while. Today I figured that I should do an update on the properties that were first listed in September 2007. Here they are:
1 Mandalay PL #1011 South San Francisco, CA 94080 - This one got another $101k haircut so the current price is $549,000.
303 PHILIP DR #00306 Daly City, CA 94015 - This one is unchanged so the price is still $459,900.
303 PHILIP DR #00305 Daly City, CA 94015 - Yeah this is the next door neighbor of the last one. It got a $19k price reduction so it’s now at $480,000.
1340 WINDERMERE AVE Menlo Park, CA 94025 - Another house on the doomed Windermere Ave. It looks like this one’s price has been reduced $40k to $459000 since it has been on this blog.
350 MICHELLE LN Daly City, CA 94015 - This property is pending with release, which means that an offer has been made. We will see in a couple month what the sales price was.
431 DOUGLAS AVE Redwood City, CA 94063 - This one is unchanged and still for sale at $350,000.
The other two properties I listed have gone off the market. I am not sure if they’re sold, though. I will check back on them in a couple months.
